KAUAI REAL ESTATE PROMO – Ready to sell your Kauai real estate located in Koloa, Lawai, Poipu or Kalaheo?  If so, we can help!  Starting September 1st, 2009 Ocean Rock Properties will be releasing a “Flexible Fees - Full Service Program.  This program is being offered for a limited time and has been drafted specifically to help relieve homeowners who are in a financial fix and need help getting out from under the strain of a property quickly, and with all the best chances of success.

Everybody knows that the days of homeowners getting Lucky have subsided for a good while, and that if you need to sell, your pricing had better be competitive.  Buyers are very cautious right now, but there are still sales occurring in pockets all over the island every week. One thing is for sure, Buyers agents are working much harder for their clients these days because Buyers want more assurances, more comparable market data to review and more time to think and prove to themselves that they are making a prudent decision in choosing the best property for purchase.

The “Flexible Fees Program” for Kauai real estate is simple, the more competitive your offering price is, the more our commission fee is reduced. A comparative market analysis is a common method in which appraisers and real estate brokers use to determine estimated current market value for a specific parcel, for a specific period in time.  First the “Flexible Fees – Full Service Program” calculates the estimated price of your property based upon a comparative market analysis.  Then, the difference between that dollar amount and your actual decided list price below that number is what engages our fees to reduce on our sliding scale.  The scale tips in the Kauai real estate sellers favor based on how motivated that property owner is to sell.

Lets say that your Kauai real estate just appraised for $569,000 within the last 3 months.  If you are willing to list your property for $499,000 today, then we will lower our customary fees to accommodate the likelihood of your property actually selling rather than sitting.  We understand that the market is tough and that waiting endlessly for something to sell can be a real burden.  Cleaning the slate for many is worth a drop in price to just move on and start fresh.  Can you imagine waiting over a year to sell your house just because it was priced too high?  You would be surprised how many people are reluctant to write low offers even if they find a house they like.  In this market it really is essential to set a realistic price upfront.

The “Flexible Fees - Full Service Program” offered by Ocean Rock Properties for Kauai real estate is a perfect match for your competative sale.  Give yourself a way of making your price more competative by calling us today!  Within 24 hours we can get you on the right track and on your way.  Call Branden Shumate, Broker at 808-346-1895 for more information.  Offer good on properties located within Koloa Lawai Poipu Kalaheo only.

Kukui’ula Village Retail Center

Kukui’ula Village Retail Center is without a doubt the biggest community upgrade (in terms of shopping & dining destinations) to come Koloa’s way in a long time.  Since Kukui’ula became a reality years ago, developers have had their share of challenges along the way.  Short lived pockets of T-shirt wearing protesters, a slew of residents complaining of dust clouds, environmentalists taughting concerns, and a county council that at the time seemed to have had it’s arms crossed are just a few issues off the top of a long list which developers of Kukui’ula were forced to navigate through in order to stay a float before the public.

Now that most of those issues have run their coarse and things down at the village retail site are taking shape, it seems the general consensus about the Kukui’ula Village Center has an air more of “Excited Expectation”, than of the years ago appearance of “Unorganized Outrage”.

The Kukui’ula Retail Center is comprised of more than 87,400 square feet of boutiques, cafes and exotic restaurants, a local country store and a weekly farmer’s market.  Kukui’ula Village Retail Center is slated to open in the summer of 2009 and will provide a true island experience to everyone.

The new shopping complex is thought to bring an estimated 250 new jobs to Kauai’s island residents.  Finding good island residents with big smiles shouldn’t be hard to come by either.  The Kukui‘ula Shopping Village will be hosting a job fair to help fill its roster with workers sometime closer to its opening.

Robert Mayhew of Madison Marquette Retail Services has said a soft opening in mid-summer is planned.  In addition to the new retailers, Kukui‘ula Shopping Village offers opportunities for business entrepreneurs.

The leasing team anticipates that the Kukui‘ula Shopping Village will be a dominant shopping location by the fourth quarter of this year.

The following is a list of businesses you may find within the new shopping village…

  • Merriman’s – A three-time finalist in the James Beard Awards for Best Chef, Pacific Northwest and Hawai‘i, and Merriman’s Cafe will feature a Mediterranean menu that combines flavors from North Africa to Greece to Italy with products from Hawai‘i. The restaurant will offer a more formal dining atmosphere with a panoramic view that encompasses the hills of Kalaheo and the point at Koloa Landing.  Merriman’s Kaua‘i will feature fresh fish and locally grown and raised produce and meats.
  • Quiksilver shop will offer a blend of Quiksilver and Roxy sportswear, accessories, surf boards, body boards and skateboards.  Unique to the Kukui‘ula location will be exclusive Quiksilver and Roxy Po‘ipu T-shirts.
  • Lappert’s Hawai‘i Coffee and Ice Cream is the second shop that has come in on the ground floor of Kukui‘ula Shopping Village.
