The Manualoha condominiums consist of 52 units spread across 9 buildings in Poipu Beach Kauai. The Manualoha development contains units ranging in size between 882 sqft to 1,557 sqft. If prime real estate is all about location, Poipu Shores Condominiums in Poipu Beach Kauai may be your newly found portfolio addition. Built in 1976, and situated on approximately 7 acres of land, Poipu Shores offers a variety of floor plans spread among 39 stunning oceanfront units. Updates: On On Monday, June 15th, 2009 the grounds and maintenance manager, John Tobin RM had the following input which is being added to our Poipu Shores editorial.

The Poipu Shores RM budget announcement for the AOAO comes in November of each year. Mr. Tobin reported that there are currently some small projects commenced on site at this time, nothing that would constitute major renovation.  Currently, there are no plans for major renovation or assessments in the foreseeable future.

2008 did bring an assessment to the AOAO, all of which has been paid off in a timely fashion. The assessment was for insurance increases and the following major renovations.  Note that each member of the AOAO was charged a portion of the total assessment based on the square foot total of each owner.

  • Building A  (concrete structure)  – - Block Spalding repairs on all exterior surfaces, new mauka side railing, new tile on lanais.
  • Buildin B – (wood and concrete structure) – Block Spalding repairs on all exterior surfaces, Sologaurd walkway resurfacing, new railings on mauka also.

Whaler’s Cove is a great place to call home base while you explore the many other beautiful nooks and crannies of the Garden Isle. Poipu Kapili Oceanfront Condos Kauai

Poipu Kapili Oceanfront Condos – Poipu Kapili is a 60 unit fee simple condominium resort spanning approximately 5 acres of prime Kauai Real Estate included within one of the world’s most breathtaking stretches of coastlines, Poipu Beach, Kauai.  As a local Real Estate Broker in the vicinity of Poipu Kapili, I made my way over to this oceanfront property for a surprise visit on Friday May 29th, 2009.  Here’s the scoop.

The first thought to cross my mind while stepping foot onto the property was, “management is doing a good job here.”  No, this is not a paid advertisement, that’s the honest truth.  I found the grounds to be very well manicured and nothing stuck out as being overlooked.  While walking around you can see that pride of ownership is taken seriously here and that attention to detail is the norm.  The building’s exteriors were in great shape and appeared to have just undergone a complete copper rain gutter overhaul.  One would never think a rain gutter overhaul could be the icing on a cake, but wait until you see the pictures (click on “view with pic-lens” below).  There was no evidence of deferred maintenance on the structures I observed which is surprising considering the constant battle with salt air .

This property is just the right size. It’s big enough to offer a large pool, two lighted tennis courts, lots of open grass areas, spacious roadways and parking stalls, while remaining small enough to allow an intimate privacy with the tropical surroundings minus crowding.  Each of Poipu Kapili’s low-rise condos offers magnificent ocean views, spacious living quarters and elegant furnishings. Watching passing whales, dolphins, and paddlers right from your windows, the lawn, or your patio is a daily occurrence. 

Since Poipu Kapili is a fee simple condominium development, individual units are able to be bought and sold by private parties.  The on-site vacation rental program is well developed under an experienced management operation and maintains a long list of repeat guests for it’s properties year after year.  The complex is beautifully landscaped with a balanced mix of exotic foliage and organic herbs for guests in the garden.  The staff is friendly and caring offering coffee and pastries every Friday morning starting at 8:30am. If a guest stays for 7 nights or more, they are to receive a mid-week cleaning and the Poipu Kapili housekeeping staff will be in three days during each week to provide fresh towels and to take out the rubbish!

The one bedroom condos offer almost 1200 square feet of living space and two baths.  They also have a king-size bed and many have a queen size sofa sleeper in the living area, allowing for a maximum of four guests in each one bedroom condo.

The two bedroom condos offer enough space and privacy to comfortably accommodate families or couples traveling together.  They offer dramatic ocean and mountain views with private lanais off both bedrooms, living area and dining room. Vaulted ceilings framed with beautiful mahogany wood trims provide an even greater feeling of openness within the interior spaces.  Large lanais provide spectacular ocean views and make the ideal setting for a nap or a quiet spot to read.

Poipu Kapili is located about 5 minutes from Old Koloa Town in Poipu Beach and is a short walk to the Sheraton Kauai Resort and the Poipu Shopping Village.  Kukuiula Village Center, opening summer of 2009, is one of the biggest community upgrades in terms of shopping & dining to hit Poipu in a long time.  In my opinion, Kukuiula is a very big perk for the owners and guests at Poipu Kapili (see our editorial on Kukuiula Development and Kukuiula Village Center).  So, after a long day of some serious R&R, most guests at Poipu Kapili will find themselves wrapping up their day near the sea wall and exposed reef rock trails for the sunset.  If pride of ownership has a reservation in your real estate portfolio, this is the place for you.

Update: On Monday, June 15th 2009 the grounds and maintenance manager Kay Zovanyi had the following additions to our Poipu Kapili editorial.

Re-plastered pool in October 2008 (pool down for one month), job completed just prior to Thanksgiving 2008.  When job was commenced, a portion of the area landscape was removed from the ocean side of the pool.  Contractors required a space for materials and mixing.  After completion the area was upgraded and re-landscaped.

At the end of November 2008, until December 2008, the largest building located at the back of the project was painted.  Also starting at the end of March and finishing near the end of May 2008, building #4 was painted, re-roofed and guttered (all copper gutters and fittings).

Future painting is scheduled for Septemer 2009 which includes buildings #2, #5 and #7.

Shortly after Good Fellows contractors finished major road work on Poipu Kapili Road, Poipu Kapili AOAO planted Sea Shore Grass the whole length of the parking strip to the east.

Concerning re-roofs, painting, and raingutter replacements, Poipu Kapili’s scheduled renovations as a whole are 25% to 30% completed as of June 15th, 2009.  Kay is scheduling renovations to continue with budgets over the next 2 to 3 years to avoid special assessments (rather than completing everything at once).  One should also note that these renovations are scheduled around peek seasons.  According to Kay, no special assessments are foreseen at this point in time.

Kay Zovanyi is the resident grounds and maintenece manager elected to work on behalf of the Poipu Kapili AOAO.  Kay is an architect by trade and demonstrates keen ability to perform within the position she holds.

Waikomo Stream Villas (fee simple Poipu condos) has recently become the lucky recipient of a series of major nearby county upgrades.  I can’t think of a single project that has benefited more from the Kauai county improvement plans and the neighboring Kukuiula shopping center progress than this one place!  If you haven’t been to Poipu in a while, you are in for a pleasant surprise the next time you are!

The County of Kauai has recently completed a series of major improvements just outside the door steps of Waikomo Stream Villas (near the center of Poipu in the Koloa district).  Beautiful walkways now meander through a smorgasbord of newly planted & mature tropical foliage which leads toward the recently completed “round-about”, which has visually become the center of Poipu, (where Po’ipu Road intersects with the Western Bypass Road). There is only one crosswalk between Waikomo Stream Villas and what will surely become Poipu’s most popular shopping & dining destinations, the Kukui’ula Village Retail Center.  The Kukui’ula Retail Center is comprised of more than 87,400 square feet of boutiques, cafes and exotic restaurants, a local country store and a weekly farmer’s market.  Kukui’ula Village Retail Center will provide a true island experience that enhances the sense of living for everyone.

A 20-acre parcel on Po’ipu Road has been planned and designed for a multi-use Community Park usable by the public to accommodate a variety of sporting (soccer, football, baseball) and recreational activities. At a future date, Kukui’ula has mentioned enhancing the public park facility near Kukui’ula Bay.  The Community Park is planned to be available for use by December 2010. The Kukui’ula Bay Park is also currently planned to be enhanced by December 2010.

The old Kukui’ula Market is also a nice perk for owners here.  It’s a short walk mauka of the round-about and it happens to be my favorite place for a quick grocery stop.  In Old Kōloa Town there are a number of shops and restaurants, a pharmacy, a hardware store, and another grocery store. For larger shopping needs, box mart stores such as Macy’s, Sears, Home Depot, Wal-Mart, K-Mart, Costco and others are located at or very near Kukui Grove Shopping Mall in Lihue, approximately 15 or so miles away.

Preschool, elementary, junior and senior high schools, and a community college are all available in the area for residents of Kukui’ula. The current elementary school, Kōloa School, is located just north of Kukui’ula on Po’ipu Road. Chiefess Kamakahelei Middle School is in Puhi and Kaua’i High School is located in Lihue.

The Kōloa Early School, a part of the Kamehameha Schools, provides early child education for 3 and 4 year olds. This facility is located at 5521 Kōloa Road in Old Kōloa Town.

In addition to the above public schools on Kaua’i, there are a number of private schools covering grades 1-12 in the community including parochial and non-sectarian programs for students of all ages. Island School is located in Puhi behind the Kaua’i Community College. Kula School is located on the north shore. Many of the schools are recognized by the Hawai’i Association of Independent Schools.

The Kahili Adventist School is a privately subsidized school for kindergarten through/including 12th grade.

For secondary education opportunities, Kaua’i Community College is a fully accredited community college offering a range of general education classes, summer school, and some evening courses.

The Wilcox Hospital is the largest facility on Kaua’i, located in Lihue, which was recently expanded and renovated.
